General Technical Features of the building

Brief description of the Building Complex.

  • Land plot is 7.954 sqm
  • The refurbished loft building and the newly built wing form a ‘H’ shape enclosing a courtyard garden. The three underground floors under the courtyard enclose car parking spaces, storage units and mechanical service areas.
  • The loft building has two wings; the East wing includes office and commercial units, other consists 27 Loft Apartments.
  • At staircase entrances there is 24 hour security and reception and 2 elevators per entrance.

Building Structure

  • Traditional, solid brick outer walls, monolithic reinforced concrete pillar framework, reinforced concrete staircases and floor structure. Inside building engineering shafts with 10 cm thick walls –2-layer plasterboard wall between the shaft and the flat, 21.5 cm thick walls between the office units - 2 x 2 layers - reinforced plasterboard partition wall system between the different offices.
  • The load bearing of structure is 3,5 kN/m2, including the wall and suspended ceiling and the floor structure.

Car Parking

  • Car Parking is provided under the new wing of the building complex.
  • 3 levels of secure underground car parking provide spaces for up to 107 vehicles for the office area.
  • 24-hour security-controlled access to and from the car park located to the Révész street
  • The car parking area can be reached through a covered corridor from the office building wing.
  • Carbon monoxide levels are automatically controlled by a specialized detection and extraction system

Security System

  • 24 hour reception and trained security personnel on duty in all central foyers and entrances to the building.
    CCTV monitoring system with dedicated security room housing timed digital video recorders and monitors.
  • This can be extended to monitor retail areas if required.
  • Individual card or similar access security systems may be installed upon tenant request.
Safety
  • The building is equipped with a sophisticated fire, heat and smoke detection system, public address system throughout including break glass units, alarm bells and fire dampers.  In addition to the basic safety coverage, specific requirements of each tenant can be accommodated as a function of desired plans and office lay out.
  • Large window areas are protected by infra security glass sensors.
  • Air handling units and air fans controlled by the Building Management System (BMS).
Fire Security
  • The office building wing is one fire compartment.
  • Car park fire compartments are divided by fire rated doors.
  • All emergency exit routes leading from the office areas are bound by fire rated walls and doors.
  • Wet fire connections are located in the office areas of each level of the building.
  • In the office units fire alarm system is to be installed depending on the layout.
Building Management System
  • A fully computerized Building Management System (BMS) controls can be connected to the office areas, the internal environment at temperatures of +22 degrees centigrade in winter and +25 degrees centigrade in summer (with a tolerance of +/- 2 degrees). The system controls the entire mechanical and electrical equipment, providing continuous and efficient control of the machinery.

  • The control of the common areas is through the BMS also, the building leaves the control of the individual office areas to the liberty of the users.
Windows and Balcony Doors
  • Aluminium exterior doors and windows (Make and Standard) with heat and sound insulating glazing.

Common areas

  • The entrance lobby has its place for the security personnel and this is the place of the security system as CCTV, BMS, fire alarm and door bell system.
  • Staircase: the office area has its own separate staircase, staring from the lobby.
  • All common areas have finished surface as floor, walls, and suspended ceiling. The floor is covered by ceramic tiles, walls and suspended ceiling have white emulsions painting.
  • All common area heaves full electricity system; including lighting fixtures, security lamps, fire alarm.
  • According to the fire regulations the staircase have pressurised air supply.
  • As the air input is treated no heating is provided in then common areas.

Wall Surface

  • Interior surface of exterior walls can be either plastered and untreated brick surface. Pillars are with smooth concrete surface.
Floor
  • Raised floor with floor boxes.
Ceiling
  • Slab-and-beam floor with main and secondary beams.
Meters
  • Each office unit is equipped with heating, cooling, water and electricity meters.
Mechanical Services
  • Central boilers provides heating and hot water for the whole building complex.
  • 2 roof mounted chillers produce chilled water for cooling during the summer and winter months.
  • One air handling unit, equipped with heat recovery modules provide pre heated or pre cooled fresh air for the office  sections of the building.
  • Toilets have separate exhaust systems.
  • The staircase is pressurized.
Electricity Supply
  • The connection to the electrical network is provided in the office units.
Telephone and Television Connection
  • Development of the telephone and television socket outlets will be provided for each office in accordance with the requirements of the tenants / buyers.
  • Place is provided for the telecommunication center.
  • Shaft and place and conduits piping is provided to accommodate the telecommunication and television cabling till the connecting point of the office areas- at position of the meters.
Intercom
  • One digital interphone can be installed in each office. The intercom system will render possible to alarm the reception service.
Toilets
  • Each floor is provided with male and female toilet facilities located in the common areas.
Lifts
  • 2 passenger lifts, manufactured by Kone, serves the office premises.
